The opportunity is real. So are the pitfalls. These are the most common issues buyers face when they invest without proper guidance.
Many pre-construction projects in the DR run years behind schedule. Some are never completed. Developers rarely share their track record upfront.
Properties with unclear titles, unresolved liens, or incomplete legal documentation are more common than most buyers expect. This can freeze your investment for years.
Properties marketed as Punta Cana or beachfront are sometimes 25 to 45 minutes from the beach, in areas that look nothing like the renders.
Anyone can call themselves a developer in the DR. Without independent research, there is no way to know if a company has delivered on past projects or left buyers waiting.
ROI and rental income projections are frequently inflated by sellers. An independent look at actual market conditions often tells a very different story.
The Dominican Republic remains one of the strongest tourism and investment markets in the Caribbean, with over 11 million visitors annually and continued foreign investment growth. At the same time, recent reporting has highlighted construction delays and permitting challenges affecting projects in key areas such as Punta Cana and Bávaro, reinforcing the importance of reviewing documentation, approvals, and developer track record before moving forward.

The Dominican Republic is one of the most active real estate markets in the Americas. It is also one of the least understood by foreign buyers. That gap is exactly where DealGuard DR operates.
DealGuard DR was created to help buyers better understand what they are getting into before purchasing property in the Dominican Republic. The market moves fast, information is often incomplete, and most of the people selling have a direct interest in the outcome.
We are not a real estate agency. We do not earn commissions. We are not legal counsel. Our only purpose is to give you an independent, honest perspective on what you are considering, so you can make a more informed decision before you commit.

We earn nothing from property sales. Our only product is your confidence.

I grew up in New York, born in the Dominican Republic. Over the years, I built a portfolio of properties across Santo Domingo, Punta Cana, and Las Terrenas, and I learned something the hard way: almost everyone in the DR will call themselves a realtor, and most of them just want to sell.
I have dealt with developers who delayed construction for years. I have an apartment I purchased in 2018 that still has filtration and construction issues. I watched a close friend's investment sit frozen for years because the building was never completed. I have seen beautiful renders that turned into apartments in the middle of nowhere, sold as Punta Cana but a 25 minute drive from the beach, in a neighborhood that was nothing like what was promised.
And yet, I have also helped friends make great investments, ones they still thank me for today. People call me and ask: Hey, I know you know the DR, do you think this property is a good move? I have been doing this informally for years. So I decided to build something real around it.
This is not legal advice. I am not a broker. I am someone who has been there, made the mistakes, learned the market, and wants to help you avoid the traps I have seen many people fall into. That is DealGuard DR.

A Pattern Worth Knowing
In some Dominican Republic transactions, buyers have committed significant funds to pre-construction projects that later experienced delays, incomplete documentation, or unresolved permit issues. In certain cases, projects did not progress as expected after funds were committed. This does not mean every project is risky. It means the details matter.
We have no relationship with developers or agents. Our only interest is giving you an honest picture of what you are considering.
Most buyers make decisions based on marketing materials. We help you look beyond the presentation and understand what the documentation actually shows.
Our insights come from years of direct involvement in the Dominican Republic real estate market, including the mistakes that most people only learn about after the fact.
DealGuard DR is currently in its early phase. Each report is prepared with full attention and care based on real market research and verification steps. As we continue working with clients, real case insights will be shared here.
Every report follows a structured, independent review process. Here is what we look at and why it matters.
We examine the property title, ownership chain, and registration status based on available documentation and public information to identify any irregularities or unresolved claims.
We evaluate developer track record where information is available, including completed projects and any patterns of delay, litigation, or unfinished work.
We review visible registry and ownership indicators, verify the actual location, proximity to key amenities, and whether the area matches what was presented in marketing materials.
We compile our findings into a clear, structured summary of key risk indicators, open questions, and context to inform your decision. Each report is delivered in a format designed to be reviewed clearly before committing.
DealGuard DR provides an independent review based on available information, documentation, and market context. It is not a substitute for formal legal representation, licensed appraisal, or government approval. All findings are based on publicly available or provided documentation at the time of review.
